Reservation charges are as follows:
Rental price – per night
Taxes
Hawaii state TAT (transient accommodation tax) 10.25%
Hawaii county TAT: 3%
State + county sales tax: 4.712%
Housekeeping – $225
Security deposit – $300
To confirm your reservation, 50% of the rental price plus tax is required at booking. The remainder of the charges above are due 60 days prior to your arrival date. Your security deposit will be returned to you within two weeks of your departure if no damage occurs.
Please ask about our extended stay discounts, starting at 7+ nights in the low season and 10+ nights in the high season.
Charges
cancellations & refunds
Full refund if canceled at least 60 days before arrival date.
Cancellations made 60 days or less prior to arrival are not guaranteed a refund. In that event, please contact us and we will make every effort to re-rent the unit and provide a partial refund.
If you book through an external website (such as VRBO or Airbnb) that imposes an additional service fee, you might qualify for a refunded service fee. Please see their policies for details.
Lost key charge: $75 per key
Pre-arranged late checkout: $100
Late checkout without prior arrangement: 1 night’s rental
Violation of house or complex rules: your rental may be terminated without compensation or refund.
Damages: Accidents happen. Please let us know so we can find a fair solution.

Please treat our Hawaii home with great care and report any damage, leak or problem right away. We completely renovated it and strive to keep it in perfect condition.
No pets or additional guests allowed. Children must be supervised at all times in the unit.
Absolutely, positively no smoking in the unit, the lanai or on the Vista Waikoloa property. (This is a policy of the Vista Waikoloa community.) Please follow all Vista Waikoloa community rules.
Use of the snorkel gear, beach equipment, and other condo amenities is at your own risk. Use caution and take heed of changing ocean conditions.

cleaning & maintenance
We ensure the condo is sparkling clean for your arrival with professional housekeeping services. Your reservation includes the housekeeping charge. If, upon arrival, you find any problems with the condo, we have a local property manager and housekeepers available to immediately make it right.
We ask you to do a few things on departure such as taking out the trash and ensuring the dishes are washed and put away to help us ensure the condo is ready on time for our next guest. The complete check-out procedure is described in your rental packet.
